Commercial New Construction Rebate: All Electric Multi-Unit Dwelling
Program Details
Eligible Customers: New construction of a multifamily building with 5 metered units or more at a single location.
Description: To promote energy efficiency, electrification, and reduced carbon emissions, RMLD offers rebates to qualifying new construction multi-unit dwellings that are 100% electric. The rebate is available for new construction only.
Incentive Amount: $1,000 per unit. Units are defined as residential units with RMLD metered accounts.
Maximum Incentive: Not to exceed 50% of total installed (labor and materials) costs, excluding tax up to $50,000.
Rebate Limitations: Limit one rebate per location. Customers who receive MassSave rebates are not eligible for this rebate.
All-Electric Building: A building with no on-site fossil fuel combustion equipment or capacity for including fossil fuel use in space heating/cooling, water heating, cooking, or drying appliances.
Home Energy Rating System (HERS) rating of 45: HERS Rating must be done by an independent, third party, certified RESNET HERS Rater. RESNET certification is required.
Pre-Construction
- Email RMLD Integrated Resources for pre-approval with the following required information:
- Project address
- Number of units (each unit must be individually metered by RMLD)
- Signed statement that the building will be 100% all-electric with no fossil fuel infrastructure for space heating/cooling, water heating, cooking, or drying
- Building plans/spec sheets showing proposed electric-only systems
- To qualify, contractors must:
- The contractor must call RMLD at 781-942-6598 to obtain a Utility Authorization Number (UAN).
- The contractor must obtain a Town Electrical Permit.
Construction
- RMLD provides written pre-approval to proceed. Construction without RMLD's written pre-approval are not eligible for RMLD rebates.
- Installation of equipment must be done by a licensed electrician.
- Email Required Supporting Documentation
- Signed affidavit or statement from the project's licensed contractor or engineer confirming no fossil fuel use or infrastructure (for space heating/cooling, water heating, cooking, or drying)
- Final building plan or spec sheet highlighting electric-only systems
- Final invoice(s) showing total installed labor and material costs
- Marked "Paid in Full" or accompanied by proof of payment (e.g., cleared check or payment receipt)
- Documentation or photo evidence that each unit is complete and capable of being occupied
- HERS RESNET certification
Post Construction
- The contractor must ensure that the Town Wiring Inspection is completed.
- Email RMLD Integrated Resources to schedule a post-construction inspection within 60 days of project completion.
Submit application and supporting documentation via email.
Application Deadline: Application must be received before construction for pre-approval and required supporting documentation must be received within 60 days of construction.
Payment Method: Rebate will be issued as a check.
